If the situation demands it, we can review your property information, make decisions, prepare loan documents and fund the loan in less time than it takes many lenders to respond to your request. Funding can actually take place in as little as 48 hours in an emergency.

Our loans are tailored to the needs of the borrower. We offer extremely fast funding of loans from $500,000 to $25,000,000 on properties nationwide (minimum $1,000,000 outside California). Terms and repayment structure are flexible and negotiable. We can structure your loan to meet your needs with no pre-payment penalty.

Pay Rate

Positive debt service coverage preferred.

Loan fees

3 to 5 points depending upon type of deal and term.

Rate

Short term fixed or adjustable rates (currently 9% to 12%).

Term

One to ten years. (Construction loans typically 1 to 2 years)

Amortization

Interest only.

Recourse

Depends on deal specifics.

Prepayment
