They do require some office space in compliance for its classifications. They are very flexible in their usage and can be highly adaptable for small end users.
Typical categories are:

Manufacturing properties such as auto making, textiles, steel, chemicals, and food processing are typical uses of such properties. Up to five percent of the property is used for office space.

Research and development office/warehouse properties can have lab facilities, offices, warehouse facilities, or personal services The office space usage ranges from 20 percent to 100 percent, depending on the market and individual needs of the user. Research and development office facilities are generally used in high-technology markets.
Warehouse/Distribution
Warehouse/Distribution
The warehouse and distribution facilities often are located in the lowest-priced land in older parts of town or in suburban areas. They are similar to light industrial/assembly properties The office space usage is limited to management functions and allocated to be about 15 percent of total space.
